06/02/2017 - RENT REVIEW CONSULTATION 2017-18

We are committed to obtaining your views on all of our services and proposals and want to give you the opportunity to have your say on this year’s proposed rent review.

This year our proposal is to increase rents and service charges of 2%.

DPHA is committed to keeping our rents as low as we possibly can and we propose to limit the increase to below RPI this year as we believe that affordability to tenants is a continuing serious concern in a challenging economic climate still badly affecting employment and benefits.

DPHA’s Management Committee have considered how to continue investment in our housing stock in the most cost-effective way over not just next year but over the next 30 years, ensuring that the Association remains viable and that our properties are high quality, affordable and in demand, with rents comparable with or lower than other housing providers, particularly those which are local or who have a similar stock type. This difficult exercise is known as an analysis of viability, affordability and comparability.

The consultation programme will allow us the opportunity to explain to you in more detail exactly what you will be getting in return for your rent payments. Tenants and Owners will receive a letter and information leaflets explaining our proposals in more detail, including:

The Information Leaflet can be viewed here.
The Planned Services Leaflet can be viewed here.

You can give us your views on the proposed increase for 2017-87 no later than 3 February 2017 by one of the following options:

Our Management Committee will make their decision by considering all the relevant information along with the feedback and comments received during the consultation process. You will then be notified of your new rent prior to 28 February 2017.

30/01/14 - 2014/15 RENT INCREASE

We are commencing tenant consultation on a rent increase of between 3.6' to 4.6' to apply from 1 April, 2014. This increase is necessary to enable us to cover our management and maintenance costs and consultation will allow us the opportunity to explain in more detail exactly what you will be getting in return for your rent payments. The increase is related to the Retail Price Index (RPI) which indicates an accepted and recognised indicator of inflation and which at the end of November 2013 was 2.6'. The potential increase is comparable with other local housing providers and allows our rent levels to remain some of the lowest in West Dunbartonshire, while also allowing the Association to invest over £1million in your homes over the next two years.

Open sessions will be held at Dalmuir Library on the dates below to allow us to promote the new and improved services you can expect in the coming year, including an updated comprehensive maintenance and improvement programme which goes well beyond the minimum requirements of the Scottish Housing Quality Standard (SHQS). We look forward to assessing your views on this and gaining your valued feedback on any of the services you receive from us. We look forward to seeing you there.

DALMUIR OUT OF SCHOOL CARE GROUP RECENTLY TOOK A MAJOR STEP INTO THE FUTURE WITH THE HELP OF MICROTECH. THE KILMARNOCK BASED COMPANY DONATED A FULLY FUNCTIONING COMPUTER SUITE FOR THE GROUP.

The Microtech Suite, consisting of Apple Mac computers and printers as well as computer desks and chairs, will allow the children access to games, and educational software as well as internet access.

Microtech Support Ltd, established in 1986, has been providing Computer hardware and software support services to Dalmuir Park Housing Association for well over 10 years. On-going contracts with the NHS and local corporate customers have allowed Microtech to continue to expand with heavy investment in support facilities and staff. Microtech now employs over 30 members of staff including the only full time fully manned service desk facility available for businesses of all types and all sizes in the area and over 15 Field Engineers providing on site support anywhere in Scotland. Microtech are a Microsoft Gold Partner and are currently working towards iso-20k accreditation.

Dalmuir Park Out of School Care Group has been in existence for almost 20 years. It has facilities to accommodate up to 75 children and employs two coordinators and 6 staff. It is located in Dalmuir CE Centre, Duntocher Road, Dalmuir, Clydebank.

The group serves three schools; St Stephen’s Primary, Clydemuir Primary & Our Lady of Loretto Primary and in addition provides a Playscheme service for local kids during school holidays.

Chris McMail, Director of Microtech Support said:

“I am delighted that we are able to sponsor the organisation in this way. As a father of two young children I fully recognise how important it is for children of all ages to have access to computers and the web. Computers are becoming much more accessible in the classroom and provision of these facilities will allow the same children to be able to practice out with school”.

Pat Gilbride, Director of Dalmuir Park Housing Association said:

“We want to provide the highest levels of care for children attending DOSCG, and this facility does exactly that and helps to make our childcare both fun and educational through state of the art technology. The Association has long benefitted from the experience and support provided by Microtech, and we thank Chris for his generous investment in the project and the community”.

All parties gathered at the Out of School Care Group for the launch on Thursday 19th August. Present was Pat Gilbride, Director of DPHA, John Gilleece, Chairperson of DPHA, Chris McMail, Managing Director of Microtech Support Ltd and all kids and staff from the group.
