Annual Rent Increase Consultation

Each year Registered Social Landlords are required to consult with their tenants on the rent increase for 2018/19 due to take effect from the 28 March 2018.

The Management Committee of the Association recently met and considered a range of options with regard to next year’s budget and rent charges. It did so in full knowledge of the current financial situation facing many of our tenants and mindful of the financial needs of the Association in terms of maintaining high levels of service delivery and improvements to our buildings.

Our current business plan assumes a rent rise this year based on inflation (measured by the Retail Price Index – RPI at November) plus 1%. RPI at November 2017 was 4%, which means if the Association applied the agreed method of calculating rent increases, rents would increase by 5% from 28 March 2018.

To meet the current estimated costs required to meet our services and deliver our improvement plans the Management Committee considered three options, as follows:

Option 1 Increase rents by 3.0%

Average rents would go up by £1.78 per week for 2 apts, £1.99 for 3 apts, £2.29 for 4 apts, £2.54 for 5apts & £3.44 for 6apts.

We appreciate that no increase is ever welcome, but increasing rents by 3.0% would still allow us to deliver the good service you enjoy today and keep rents more affordable.

We would be able to carry out our planned programme of improvement works in our homes.


Option 2 Increase rents by 4.0%

Average rents would go up by £2.38 per week for 2 apts, £2.66 for 3 apts, £3.06 for 4 apts, £3.39 for 5apts & £4.59 for 6apts (an additional 59p, 66p, 76p, 85p & £1.15 per week respectively on option 1)

This would allow us to deliver all of our current services and commitments. In addition, we would carry out additional improvements in our homes based on our customers’ priorities.


Option 3 Increase rents by 5.0%

Average rents would go up by £2.97 per week for 2apts, £3.32 for 3apts & £3.82 for 4apts, £4.24 for 5 apts & £5.73 for 6ats (an additional £1.19, £1.33, £1.53, £1.70 & £2.29 per week respectively on option 1)

This would allow us to deliver all of our current services and commitments. In addition, carry out even more improvements than planned in our homes. These would be based on customers’ priorities.
